YOUR ROOM - bright double bedroom measuring 10.9x10 feet (3.3x3 metres). The room contains built in wardrobes (2) and comes fully furnished with an additional chest of drawers, double bed and under bed storage. The bedroom is located at the back of the building, away from the main road, and is therefore very quiet and peaceful. There is space for a regular desk, which the previous housemate opted for, though you may want to purchase a ladder desk or similar to maximise floor space.

As it is in converted loft space, the bedroom has a slightly shorter ceiling than others so probably wouldn't be suitable for anyone taller than 6’1ft or so (185cm).

BATHROOM - The room is on the top floor, alongside the other bedroom and is a shared bathroom - it has a powerful shower / bathtub with skylight.

COMMUNAL SPACE - the flat benefits from a large living room and kitchen. The living room measures 16.10 x 13.8 feet (5.1x4.1 meters) and the kitchen is 11.4x10.5 feet (3.1x3.2 meters). The living room is well furnished with a large dining table, comfy three seater sofa and chairs. The kitchen is spacious and has lots of storage. It comes fully equipped with oven, microwave, fridge/freezer, toaster, and kettle, as well as being stocked with good quality pots, pans, knives, slow cooker, blender, etc. Both very good for making the most of the flat!

LOCATION - The flat is on Clapham Road, just 5 minutes walk from Oval Tube station on the Northern Line, and 10 minutes walk the other way from Stockwell Tube station on the Victoria Line. There are also a number of bus routes accessible (directly opposite!) and the nearby cycle superhighway. It is very easy to get to Clapham and Camberwell (10-15 minutes by bus), as well as Westminster and the City (15-20 minutes). Kennington Park is just 5 minutes walk away from the flat and there are a number of nice pubs and cafes in the area, as well as a nearby Tesco Express and Lidl (5 and 10 minutes), with a Waitrose, Sainsburies and larger Tescos all 15-20 minutes walk away.

COST - £1000 excluding bills.

Bills to be shared and are currently (monthly, once split between two); gas / electric (£75), water (£20.35), council tax (£76.08), WiFI (£11.90 - super-fast fibre), a cleaner (£24 - two hours every fortnight), for a total of approx. £200 per month.

Naturally, subject to change given energy prices but the flat benefits from being the top floor and therefore warmer than the average!

Deposit of one month requested and £25 towards a DBS background check.

LENGTH - I am looking for a commitment of a year, with a break clause for either party at 6 months.
