Bright double room in huge 3-bedroom Oval flat

Ad ref# 15247807

We have a room available in our friendly and relaxed flatshare!

The room has a large window and a high ceiling, so it feels bigger than it is and gets lots of bright natural sunlight in the morning and early afternoon. It stays cosy and warm in the winter and cool in the summer. It also has a lovely view of the old church across the street. The room comes furnished with a double bed and mattress, and has a tall closet nook with built-in shelving. It just got a new coat of paint so it looks amazing and bright. It's available from the 30th August.

The bed and mattress can be put in storage if you prefer to bring your own.

The rest of the flat:

We have a large, bright living room with large windows, two couches and some bookshelves. There's a lot less clutter in there now than in that photo.

We also have a large kitchen with a 4-person table and chairs and lots of counter space as well as a gas hob/fan oven/washer/dryer/dishwasher.

There’s a cute balcony off the kitchen that can be used to sit outside in nice weather and to store bikes.

We have a toilet room that is separate from the bathroom (which contains our shower/tub/sink) so you never have to wait to use the loo!

All the rooms are off one long, carpeted central hallway with a large cupboard. The kitchen also has a number of cupboards--there's a lot of storage space in the flat you can use.

The neighbourhood:

The flat is an 8-minute walk from Oval tube station or 15 minutes to Stockwell in the other direction. It’s on a number of cycle routes into Central London (13 min to Westminster Sq/Parliament by bike), Brixton (6 min by bike or 20 min walk) and Clapham (40 min walk).

There are a number of parks nearby (Kennington Park and Eythorne Park are just around the corner, Vauxhall and Burgess Park are a 10-15min walk) and we have 3 supermarkets within a 10 minute walk. There’s a big convenience store, post office, pharmacy and fruit/veg shop downstairs on our block, too. The area is bursting with pretty old streets and historic spots to explore on foot or by bike.

The current flatmates:

We're two professional gals looking for someone to join us in a creative/fun/chill/comfy/mature flatshare.

Jesse is an American playwright, performer and teacher who's been in the UK for 12 years (mostly in Glasgow) and lived in Italy and Spain before that. She does yoga most mornings and likes to run, swim and cycle. Her radio station of choice is BBC 6 music.

Maddy is an Australian film buff who works in an independent stationery shop. She's been in London for 7 years after living in Sweden (among other cool places) and has an eye for vintage fashion and beautiful homewares. She's a big fan of Bob Dylan and Christine and the Queens.

Jesse's a vegetarian but Maddy isn't (though she cooks 99% vegetarian). Neither of us are big party animals, but we enjoy the occasional drink and love a good laugh or board game.

We're LGBTQ-friendly and welcome people from all walks of life. We welcome wee chats in the common spaces and often have dinner together or do the occasional movie or board game night/excursion. Jesse works from home now (thanks to covid) but Maddy is out during the day.

The rent/bills/etc.:

The rent for this room is £507 per month.

You’d also be responsible for 1/3 of all other bills, which come to approx £100/mo and include: Council Tax [approx £45/mo], energy/gas/electric [approx. £15-35/mo, depending on winter/summer], internet [£11/mo], water [£15/mo] and we currently pay Flipper £10 per year to swap us to the best energy tariffs.

The property is managed by an agency, but that’s only for a reference check and to create the contract and hold your security deposit (£507 up front). They’re hands off unless we need anything fixed and don’t charge any fees to the tenants. We have a great local caretaker who sorts out any issues with the building.

Who we're looking for:

Someone who is not working from home - or is only very temporarily doing so.

Someone who’s tidy but not a clean-freak and willing to participate in a cleaning rota. Being eco-friendly is also a plus!

A friendly, respectful person who’s good at communicating.

Someone who’s happy to enjoy each other's company when we run into each other in the common spaces or have dinner together sometimes but also likes to do their own thing.

Finally, someone who’s going to err on the side of caution with the current/future Covid guidelines in all their changing glory.

Viewings:

We're doing online and in-person viewings ASAP so please let us know your availability.
