The accommodation on offer comprises a double sized room in a modern fully furnished flat. You will share use of the kitchen, bathroom and all available facilities. The price is inclusive of bills together with fast fibre optic broadband.

THE ROOM: A newly decorated and carpeted double sized room, fitted out to an excellent standard, comprising of a quality bed and mattress, bedside table with two drawers, desk with drawer set, double free standing wardrobe, chest of drawer set, "tall boy" chest of drawer set, deep two drawer storage cabinet, large polished mirror, chair and two table lamps.

The accommodation forms part of a modern purpose built flat. Highly insulated for heat and sound, and with an excellent standard of decoration and thorough standard of cleanliness throughout. An efficient and reliable gas boiler delivers plentiful supplies of instant hot water. Other provisions include a "mains wired in" smoke detector, fire extinguisher and carbon monoxide detector. All doors and door frames within the flat are fire resistant, incorporating intumescent strips. The main front door to the flat offers a high level of security, and with no difficulties at all being experienced to date.

The flat is fully furnished throughout and situated on the fifth floor, with panoramic views of the Grand Union Canal and surrounding area. There is both lift and staircase access.

It commands an ideal location, being only five minutes walk from Royal Oak tube station, which serves both the Hammersmith and City, and Circle lines. Paddington main line railway station is just one tube stop away. The Grand Union canal tow path is immediately adjacent to the accommodation, which offers a short and pleasant stroll to Little Venice, leading onto Paddington Basin, then reaching Paddington station which is just a short distance further.

There are a wide variety of local shops and numerous other local amenities within easy walking distance. The Harbour Sports Centre is just two minutes walk away and the Porchester Sports Centre/spa and Queensway is just a ten minute walk away.
