Hyde Park 2 Rooms in a 3 Bed High Spec Mews

Contract set up: The current lease ends on 11th September and this is when the rooms will be vacated, whoever wants to join the house would have to form a new joint tenancy agreement with myself and the third person that will be signed as a new contract with the lettings agency. It will be a minimum of 12 months and each tenant will have to pass usual vetting process. If this doesn't work for you, please do not inquire. Thanks!

The House: it's a 2 storey house with a communal living room and kitchen and a patio outside the mews/picnic bench. The house is very high spec, all appliances are new and furnishings are very good. I have lived in this house for the past 2 years and absolutely loved it. It is a very peaceful and quiet street as most mews are.

The area: 5 mins walk to Hyde Park and Paddington basin gives the best of both worlds. Tons of incredible bars and restaurants in clsoe proximity, Notting Hill being 15 mins walk away as well as Oxford Street. This is the perfect location that offers everything.

Room 1: (£1400pcm) It's a large double bedroom on the ground floor at the front of the house. It's got a very large floor to ceiling windows so gets great natural light during the daytime. This is the biggest room in the house, coming with a massive wardrobe, desk, bed and two bedside cupboards. It shares a bathroom with Room 2 only, so you'll be sharing with just one person.

Room 2: (£1200pcm) This room is to the back of the house and is a smaller double bedroom that still has a king size bed and double wardrobe. It comes with a desk and chair (which can be removed if you don't need them) and two bedside small cupboards.

Flatmate: You’d be sharing with an easygoing professional male. I'm often out with friends or doing various hobbies, particularly during the weekend. But I'm more than happy to share a bottle of wine and watch Netflix or grab food and/or drinks at one of the many bars and restaurants in the area. I'm looking for flatmates who are sociable and friendly, but of course respects my privacy. I work from home twice a week but do so from my room upstairs.

Transport: The transport links are superb - Paddington with the new Elizabeth line, Barkerloo, District, Circle and Hammersmith & City is less than 5 minutes walk, Lancaster Gate tube is 5 minutes walk away for Central line, there are loads of bike stations, and there are busses 1 min away on the main road.

The deal: my current flatmates are moving out by Mid-September (there could be flexibility for your move in dates) and I am looking to renew the contract with the agency for another year. Bills tend to come to £120 roughly based on consumption (with the recent increases in utilities). Includes council tax and broadband.
