Small double room in spacious modern flat

Living area

The room:
Furnished with small double bed (122 x 190cm, but you can easily use standard double bed sheets), built-in wardrobe/drawers unit with mirror door, bedside table and standing floor lamp. Window has a very effective blackout blind.

The flat:
First floor of the block, via locked external gate and building door. Huge open-plan kitchen/living area, with 2 sofas + an armchair, dining table and chairs, and all usual appliances in kitchen including large fridge-freezer and dishwasher. TV will be taken when other flatmate moves out so is NOT included. Washing machine and dryer are in a cupboard in the hall, and there's a good size bathroom with shower/bath shared with just one flatmate, as largest room has an ensuite.

The area:
Queen's Road Peckham station is literally 3mins walk away (or 1.5mins at a sprint...), with easy access to both Clapham Junction and Dalston Junction on the Overground, and London Bridge in 7mins via National Rail. Nice places to eat and drink nearby, including the lovely Blackbird Bakery/Cafe, Beer Rebellion and Mamma Dough. Central Peckham Rye is walkable in 15mins and has loads more food and drink options, and there's always lots of cool events going on there. Just below the flat is a Tesco Express, and there's also an Aldi 10mins walk away.

Bills:
£42 per month covers council tax and internet, then gas/electricity and water are currently paid every quarter and have ranged in total from £40-£80 depending on the season. It's a very well insulated flat so not much heating is needed, even in winter.

Flatmates:
At the moment it's just two of us in the flat, but both of us will be moving out around the end of May (exact date for me depends on next move-in date, which is tbc), so you'd probably be part of a totally new group of flatmates. If you happen to be part of an existing group of 3 and would like to have a look together, let me know- the other rooms are higher rent as they're slightly bigger.
