Ideally looking for sociable professionals (though we've had medical and PhD students in the past) who are happy to mingle, are considerate of others and will help keep the place tidy and clean.

This is a residential, family-oriented neighbourhood and quiet street so it's not a party house.

*ROOM 1*

Great space for WFH!!!

Huge, bright and airy, first floor master bedroom (that could accommodate extra furniture) but single occupancy only. Three large, double-glazed windows, dimmer switch, large radiator, king-sized bed, Art deco wardrobe & dresser with mirror, Victorian integrated original cupboard, fully carpeted.

*ROOM 2*

Super quiet, lovely sized double, garden facing with high ceiling.

Double-sized bed, dimmer switch, double glazing, built-in Victorian wardrobe (and an extra integrated Victorian wardrobe just outside room for extra storage), large radiator.

*ROOM 3*

Large (5.2m x 3.1 m) - newly carpeted and redecorated!

Garden facing double with 8.5ft ceiling. King-sized bed, double glazing, built-in Victorian wardrobe, extra canvas wardrobe, desk, large radiator, decorative fireplace.

*ROOM 4*

Lovely sized double on the ground floor with French doors into the garden - which is great during the summer!

High ceiling. Dimmer switch chandelier, large radiator, orthopedic 10" mattress (new, used 3 months only), integrated Victorian cupboard, small chest of drawers and additional canvas wardrobe, carpeted.

*ROOM 5*

Large double with nice proportions and high ceilings.

Dimmer switch chandelier, king-sized Silentnight mattress (new - used 6 months only), Edwardian wardrobe, desk and chair, small chest of drawers.

*THE HOUSE*

It has all the obvious utilities
- washing machine
- brand new dryer
- dishwasher
- brand new fridge/freezer
- second fridge freezer
- brand new oven with 8 gas hobs and 2 fan ovens, so if you like cooking and baking you'll be very happy!
plus kettle, toaster, etc

The house has plenty of space. There is a separate living room/dining room which has a round extendable dining table for eating together (seats 5/6) and a sofa. There are 2 bathrooms (one with a bath/shower upstairs - a smaller one with a shower downstairs- toilets in each bathroom).

There is a big garden in the back with a lawn and flower beds and big enough for enjoying the sunshine.

Off-street (no permit) parking. No smoking inside the house (garden only permitted).

The house is on a quiet residential road in Nunhead but a stones' throw away from East Dulwich's/Peckham's social life!

*RENT/BILLS*

Total rent is £3200 on the 1st of every month plus bills are £86 pcm each (£430 pcm total) and include all bills: council tax and recycling (including garden), water, electricity, gas, tv license and high-speed internet. Council Tax band D.

The entire deposit will be protected with TDS.

One month rent deposit under a joint tenancy agreement (AST) with a 6 months' minimum stay.

No couples. No pets, sorry.

You must have the right to live in the UK. We are asked to check documents. Proof of income + ID.

LOCATION

The location is nice and quiet but still zone 2, it's close to everything going on in Peckham and East Dulwich. Transport wise - buses directly to Peckham, New Cross Gate, Lewisham, Camberwell, E&C and Surrey Quays. Nunhead station (zone 2) is about 8 min' walk, Brockley is 6 min' by bus. Brockley has trains to London Bridge and also the Overground up through Shoreditch, Nunhead has direct trains to Victoria (in less than 15 min) and St Pancras (lots of other connections are possible at Peckham Rye).
