Penthouse w/ Three Rooms and a Private Rooftop

INTRODUCTION

After 3 years my two roommates are both going to live separately and I am looking for two new roomates to replace them by the end of January..
Note that the decision and the paperwork has to be completed by the end of November.

ABOUT THE APARTMENT

This penthouse is located in the neighborhood of Pimlico, just 5min from Victoria Station. You will find this duplex apartment over the top two floors, with three private outside areas including a roof terrace with breathtaking views of Westminister.

In the first floor you will find all the three bedrooms, one bathroom and a ´secret´ storage area, In the second floor, there is an enormous living room with Bose home audio cinema system and open plan kitchen with a lot of light. On the third floor there is the private rooftop with plenty of space to do bbq and drinks.

NOTE: The photos are from three years ago so there is furniture that has gone away from the previous tenants and new furniture we have bought over the years.

ABOUT THE SPARE ROOMS

The two vacant rooms both of them are quite big and furnished -- one of the rooms has its own balcony and the other one has better distributed space. I used to have one of these two but I am now moving to the bigger room.

ABOUT ME:

Originally from Barcelona (SPAIN), have lived in London for over 4 years, after having lived in in NYC and Gothenburg. I am 27 years old that currently works as an investment professional in a hedge fund in Mayfair. Having said that... during the week it is all about working hard, however, when the weekend arrives I like to host drinks/dinners at the apartment and socialize with friends. When the summer arrives, the rooftop is a must! Therefore, I am looking for two hard working roomates that are not too serious during the weekend!

ABOUT POTENTIAL FLATMATES

Honestly anyone that is sociable and is clean. I am extremely clean so I would expect the same from you. Finally, someone that is down to host friends and have drinks in apartment from time to time. They say, you only live once, so what is the point of working hard if there is no time to enjoy?

ABOUT THE CONTRACT

The paperwork to be signed by the end of November and there is a minimum 1-year lock-up. The price I think it can be negotiated with the landlords -- I have a very good relationship with them and have helped them over the years. Furthermore, I was told they would be happy to invest some money into new furniture if we ask. This is all negotiable, and as I said I have very good relationship with them so this should be doable.

IMPORTANT TO NOTE

There might be some minor house improvements at the beginning of the year but these would mostly be in the rooftop (ie. replacing plant pots) and in the big bedroom (mine) which would need its bathroom to be fixed.
