Hello! We are looking for a new tenant to replace us. We want to move out of this flat in to a property we are buying, but our contract with the landlord doesn't end until November, so we need to find replacement tenants. We are looking for tenants who could move in anytime from August onwards, the earlier the better!

Some key details:
-1 bedroom 1 bathroom flat, approximately 550 sq ft,
-in Dolphin Square, a professionally managed complex which has a great reputation as a prestigious place to live and is easily the best management company I have had in rented accommodation
-0.2miles to Pimlico tube station. (3-4 minutes walk)
-furnished or unfurnished (the current furniture is ours)
-3.5 acres of landscaped private gardens
-one of the lowest council tax bands in the country
-24 hour reception
-Grocery store and dry cleaning within the facilities
-24/7 security and maintenance service (can confirm that the maintenance service is really good - any issues are seen to straight away and they have previously solved problems before I knew we had them)

Heating and water is approximately £55-60/month. You also have to pay a landline rental of £7.15/month, even if you don't use a landline. The phone is installed next to the front door and you use it to contact maintenance, reception and security. You can also ring to get takeaway from the onsite restaurant.

There are a few criteria to be met for tenants depending on your situation:
-EMPLOYED: total income of 2.5 annual rent (£58,500), confirmation of permanent employment, proof of ID
-SELF-EMPLOYED: proof of accounts and profitability eg audited, proof of ID
-STUDENTS: you will need a UK-based guarantor and proof of ID.

Overall, it is a great place to live. The complex itself is nice and quiet, with super easy access to the Victoria line (door-to-door commute to my office by Kings Cross is 22 minutes). Plenty of bars and nightlife in Vauxhall, which is only a 10 minute walk across the river, everywhere else is easy to get to. Several theatres are only a 15 minute walk north (Hamilton, Wicked). Cycle Superhighway 8 is next to the property. Battersea Park and St James Park are both within walking distance (a loop through Battersea Park and back is exactly a 5km run). There is a gym onsite, but also plenty of gym options around Victoria and Vauxhall, ranging from The Gym to Gymbox. .
