Hello!

My name is Freddy and I am one of the two male tenants in this large flat spanning two floors in West London, in between Hammersmith and Shepherd’s Bush. We are looking for a third tenant to join us for a minimum of 6 months, offering a double bedroom with your own separate bathroom (not technically ‘en-suite’ but basically is en-suite as it’s right next door to your bedroom, and it has both a bath and a shower…all to yourself!).

We are currently renting through Savill’s but with the landlord’s permission, we are sub-letting this third room.

Please note we are not asking for any deposit. We already paid the deposit four years ago when we first moved into this flat. This means my brother and I are responsible for any damage caused, etc. As a result, in the (unlikely) event we feel the need to part ways prematurely, we would give you a month or so to find somewhere new. Our lease runs until end of March 2026 if you wished to stay that long. We might also extend the lease but we haven’t decided on this just yet so TBC.

TUBES AND AMENITIES
V well located for most tube lines, shopping, Westfield, the river, nice pubs, parks like Ravenscourt, basically all the best West London can offer. Between H’smith and ShepBush trains you can get everywhere in London almost directly.
- West: Notting Hill 20 mins, Fulham 15, White City 10
- Central: Marylebone 30, Soho 35
- East: Hackney, Dalston 1hr
- North: Islington 45 Hampstead 45

FLAT
It's a 3 bedroom flat, but feels much more like a house with 2 bathrooms, and a large open-plan kitchen/living room. The 3 bedrooms and 1st bathroom (your bathroom) are on the first floor. The second bathroom is on a mezzanine level above and then the open-plan kitchen/living room sits on the top/second floor.

BEDROOM
We have a very good-sized double room available in the flat. The bed is a king size one, and there is a small bin, chair, and mirror. Should you wish to bring your own things, we can get rid of all of this before you moving in! There are two huge cupboards for storage on either side of the bed and could easily fit a desk/table/clothes rails as well.

ABOUT US
We are 28 year-old twin brothers who look pretty similar and get along pretty darn well given we’ve spent the last 28 years together:
- I work for a financial data firm (v boring).
My twin, Caspar, works for a cyber insurance firm. He is in office 5 days a week pretty intense hours and I am mostly WFH at the moment although this will be changing very soon (looking for a new job!).
- We are v chilled about most things. Like to think we’re occasionally funny and kind people who get along with most.
- Interests are varied but mostly include fashion, sports, history, geopolitics, film, gaming…

COST
£1,115 / month INCLUDING bills
- Rent is £1000 and is paid up front on 24th of each month.
- Bills are £115. We get a cleaner in for 5/6 hours every two or three weeks although you don’t need to pay for this as Caspar and I cover it. Bills include everything else, namely:
— Gas / Electricity
— Water
— Wifi
— Council Tax


FLATMATE CRITERIA:
* Full-time job and can afford £1115 / month.
*Clean and respectful of shared living space and likes to keep their own space tidy.
* No students
* No pets
* Minimum 6 month stay.
* Must be able to move in and start paying rent from around beginning of July.
