This is a comfortable, spacious, clean and recently-refurbished flat in a quiet street, close to local amenities and transport links.

This three bedroom flat is on the second floor of a purpose-built block. The kitchen and bathroom are both newly refurbished. The bathroom is separate from the WC. The WC also has an additional hand basin. There is wooden flooring throughout the bedrooms and lounge/dining area.

The kitchen and spacious lounge have a nice view across the surrounding green areas. The lounge has a TV, 2 comfy leather sofas, a coffee table.

One DOUBLE room is available for single occupancy (3.6 x 3.0 m). The price is INCLUDING council tax, service charge, water bills, broadband and TV licence. The room contains a double bed, fold-away table and large wardrobe. In the photos it has white bedroom furniture.

Electricity and gas bills are shared among tenants on a pro rata basis and paid on their behalf by the landlord. These generally work out at about £45 per month, averaged over the year.

Gas central heating is installed and the boiler is serviced regularly, together with an annual gas safety certificate inspection. The kitchen offers a cooker/grill/oven, microwave, washing machine and two fridge/freezers.

The flat is an easy 5-minute walk to Southgate tube station and bus stops (there is a pedestrian route which may not be visible on maps). Southgate station is on the Piccadilly line, which is served by the Night Tube (24 hours on Friday and Saturday evening). The station is also served by night buses on other nights.

Asda supermarket and Marks & Spencer food stores are a short walk away, as well as various newsagents, pharmacies, banks, takeaways, pubs and award winning restaurants, plus pool/leisure centre and a Puregym. It is also close to Trent Country Park and about a five minute drive away from the M25.

The flat is NON-SMOKING and pet-free and non-smokers are preferred.

There is plenty of parking space on the street (no permits needed) and in an adjacent residents car park (free, no permits).

A 5-week deposit is required, held under the government-authorised Deposit Protection Service. The property has been inspected and licensed for renting by the local council.

Rent is calculated weekly (£151.15) but is payable monthly (£655 per calendar month), 7 days before the start of each month, with an ADDITIONAL provision for utilities of £45 per month payable towards electricity and gas.

Tube times to central London from Southgate (Piccadilly Line): 25 mins to King's Cross, 32 mins to Piccadilly Circus. Night Tube available overnight on Friday and Saturday.

Bus routes: 121, 125, 298, 299, W6, W9 (also stops at Winchmore Hill rail station) and N91 night bus to Trafalgar Square, via Tottenham Court Road. Details are available on the Transport for London website.
