WE:-
Couple, 35 and 30. One a paramedic from Norwich, the other a photographer from Bradford. We are a friendly couple looking forward to inviting someone into our home. We have lived here for 7 years now and have settled in very nicely. We enjoy a variety of things that revolve around our social life. We're just as happy staying in watching a good film with a bottle of wine than we are with friends down the pub at the weekend. We often have friends over for dinner but it’s not a party house if that makes sense!

We try to go to gigs/cinema as often as we can and generally make the most of what London has to offer. But living so close to Stoke Newington can make you a bit lazy at times as there’s everything you need for a good day out on church street!

We are sporadic at keeping fit; meaning the sentiment is there but sometimes our social lives get in the way ;) Oli’s a keen cyclist and swimmer and Matt has run a couple of marathons.

We also have a PS4 if that floats your boat!

YOU:-
Someone of similar age and interests to ourselves as we would hope to think by moving in we've gained a new mate. Bonus points if you’re clean and tidy and enjoy a roast dinner on a Sunday or just food/cooking in general!

THE FLAT:-
2 double bedrooms, large living/dining room, small but functional kitchen (with dishwasher), bathroom, parking space (first come first serve) and communal garden. We like growing veg and the garden is a bit of a miniature allotment so if that's something that interests you then +++. We’re also a little plant obsessed as you can probably tell by some of the photos!

We like to keep the flat clean and tidy, so if you're not into that then it's probably best if you stop reading now.

LOCATION:-
The flat itself is situated 10 seconds walk from Stamford Hill Station, which gets you to London Liverpool Street in 20 minutes. It is also one stop from Seven Sisters and onto the Victoria line. You can get to Oxford circus in 20 minutes.

Buses 253/254 run regularly right outside the house aswell.

Stoke Newington Church street is a 15 minute walk via the back streets of Stamford Hill which is something we take great advantage of.

YOUR BEDROOM:-
Double bedroom with built in wardrobe. The bed will also be staying but let us know if you'd prefer otherwise. Our current flatmate is also up for leaving her set of drawers behind. If this is something you’re interested in we can discuss a price. I have to admit your bedroom isn’t massive, but it’s functional and gets get great light throughout the day. Plus hopefully the size of the communal area makes up for it. We hang out much more in the living room than we do in our bedroom and hope you’ll want to do the same. Although we totally get if you want some privacy from time to time!

BREAKDOWN OF MONTHLY BILLS:-
- £13 PP
- TV Licence: £4.28 PP
- Council tax: £36 PP
- Gas/electric: £34.67 PP

- Water bills are twice a year, and normally cost about £100 per person each time.

EXTRA INFO:-
Although we're not against smoking, we do ask for no smoking in the flat please!

DEPOSIT AND RENT INFO:-
The contract and payment will be done through our landlord but we paid a month in advance, security deposit and the actual month’s rent when we moved in 5 years ago. So thats a deposit of £483 plus one month in advance rent (£625) plus that month (£625) is to be paid before moving in. If and when you ever decide to move out your month in advance will pay for the final month’s rent and you will get your £483 security deposit back. Hope that makes sense!!

We are looking for someone to move from the 22nd July but the contract needs to be signed ASAP before that. Rent comes out on the 27th of each month.
