2 rooms in Stockwell w/ private bathrooms

Hi! My name is Alex, I'm a 27 year old radiographer from Australia :)

I live in a fantastic 3 bedroom, 3 bathroom flat with shared living room 3 minutes walk from Stockwell station. My current flatmates are both moving in with their boyfriends so I'm looking for 2 new people to sign a new contract with!

The move in date is the 27th of April but I need to choose flatmates by mid-March as I'll be overseas and also to allow time for the referencing process. The contract will be for a year.

I'm looking for social flatmates who would be keen to hang out together after work during the week - maybe a drink and a chat, watching TV or a local pub quiz :) It's also really important to me to live with people that clean up after themselves.

THE FLAT
There is a shared living room and open plan kitchen as well as a large balcony. The flat is fully furnished in a new build with double glazed windows and carpet throughout. The flat is on the third floor.

There is a Sainsbury's Local pretty much next door and an Iceland and Lidl within 5 minutes walk. There is also a gym about 10 minutes walk away.

A few stations are walking distance:
Stockwell 3 minutes
Clapham North 9 minutes
Clapham High Street 11 minutes

Clapham Common and Brixton Village are both less than 20 minutes walk away so there are endless pubs, bars and restaurants to try!

ROOM 1
This room is larger and has an en suite bathroom and 2 wardrobes.

ROOM 2
This room is smaller and does not have an en suite but the flat's main bathroom is for your private use.

LETTING FEES AND BILLS
A new tenancy agreement costs £145 and inventory costs £110 - £140, both of which we will split between the 3 of us. There is also a £70 referencing fee for each new tenant so you will need to pay a total of up to £165 in letting fees.

The approximate cost of the bills per month are

It works out to around £90 a month each.
