Cosy Double Room In Friendly Flatshare

Hi there!
I'm sadly moving out of this cosy flat to move closer to work and my double room will be available for a lucky taker!

The flat:
This flat is set over two floors including the ground floor and basement. It has a bathroom on both floors and you would only be sharing with one other person!
There isn't a living room but the kitchen is spacious enough to have a sofa in it, so it's perfect for socialising. :) The kitchen itself is located on the basement floor and gets plenty of light from the windows which look out over our yard/garden where we have apple trees and space to plant veg if you are green fingered!
The flat is in a well connected area with Rectory Road Station a 2 min walk away, Stoke Newington a 10 min walk and a bus stop 30 seconds away with buses that take you to Hackney Central in 10 mins.
Stoke Newington high Street is a 5 min walk and you can find petty much anything here: supermarkets, quirky coffee shops and trendy bars/eateries.
The room:
The room comes furnished with a double bed, chest of drawers and a wardrobe. (The desk in the pictures isn't in this room anymore).
It is located on the basement floor and has a ceiling window, so you can air it out and keep cool in the hot weather. The room is cool in temperature during the summer so is comfortable.

The flatmates:

Julen is a Spanish architect and loves climbing and is often out and about.

Tim is a northern PhD student and is into his BMX events - great appreciation of sitting on the sofa in the kitchen and loves a chat.

Tansy is a MA student studying speech therapy and loves all things environmentally friendly and a good bit of music.

The rent is 530 a month not including bills, which come to roughly 70 a month.

About you:
The flat is sociable but have their own things going on as well, however we like to hang out in the local oub every now and then and watch the gigs!
We're easy going and keep the flat clean and respect each others space and privacy when we're not being sociable. :)

The flat will be available between 22nd May and 10th June - I'm waiting for confirmation on my new tenancy. I'll post the exact dates closer to the time.
