2 rooms to rent in Stoke Newington

Medium Room

Due to Covid and housemates moving back to their home countries, we find ourselves with 2 rooms to rent in our shared house, in Stoke Newington N16 – zone 2.

Rooms and rent:
1. Small bright semi-furnished double-bed room– £405 p/m + bills.
2. Medium sized furnished double-bed room (green walls) - £420 + bills

The house:
6 bedrooms, a kitchen, a small garden, downstairs toilets, space for bikes, an upstairs bathroom with toilets, no living room.
The landlord has told us we could stay for the next 12 months +, but he will eventually take the house back. He has also guaranteed us 3 months notice.

Bills (with a full house):
Bills come roughly at a total of £90-£100 p/m in the winter and £60-70 p/m in the summer.

Bills breakdown:
Internet: £6.17 p/m
Council tax: £28 p/m
Gas and electricity: varies, every 3 months
Water: £40.60 every 6 months
Cleaner: £25 every 6 weeks (not at the moment due to Covid)

Us:
You ‘ll be sharing with 4 professionals in their late 20’s and 30’s: a French teacher, a vegetarian chef, a theatre maker and a therapist. This is an international house, all nationalities welcome.

You:
This is NOT a party house. We enjoy the odd drink and dinner together here and then but we party elsewhere. We are looking for someone clean and respectful of others’ schedules, belongings and comfort; someone civilised, which I am sure you are.
No couples (unless you rent one room each)
No Tories, No Brexiteers.

What you need to pay:
Deposit: £442
1rst month rent (rent is paid every 12th of the month)

Location:
* 5min walk from big Morrison’s, post-office, cash points, and everything you may need.
* 3 min walk to bus stop (149, 67, 76, etc...); a 15 min bus ride to Seven Sisters station on the Victoria line.
* 7 min walk to Stoke Newington overground station (20min train ride to Liverpool street station).
*10 min walk to Church Street with bars, cafés and restaurants.
* Abney park, Clissold park and Springfield park near by.
*Honestly, the location is amazing.

Viewings:
We will be organizing viewings for the weekend of the 7th of November and we will be contacting people on the weekend of the 31st of October.
We can offer face-to-face viewings (with masks) or zoom meeting.
