Room to rent in modern 3 bed flat in Tooting

We are looking for a housemate to join our 3 bed flat in the Tooting Broadway / Colliers Wood area...

The flat is a bright and modern new build, less than 10 mins walk from Tooting Broadway and Colliers Wood tube stations on the Northern Line and around the same to Tooting Overground.

It is set across 2 levels and has 3 double bedrooms, one with en-suite and a separate modern bathroom, a bright open plan living, dining and kitchen area with a big terrace space outside.

There is the option of 2 rooms to choose from; a small double for £1,000 per month, or a bigger space for £1,100 per month.

Ideally you will take the bigger room as that will be empty, but if you are interested in the smaller room then let us know and someone could swap.

Both rooms are bright doubles, with a comfy bed, huge wardrobes and additional storage space. The bigger room is on the upper floor, separate from the other bedrooms and with either room you would be sharing the main bathroom with 1 other housemate.

The room price doesn't include bills, which are around £150 each including; council tax (Band D), WiFi, cleaner and all utilities.

You will also need to take over a third of the deposit, which is £1,230. The deposit was split 3 ways regardless of the different room prices for ease, therefore is slightly higher than the ad would allow me to post.

Ideal move in date will be around 15th November, but there can be some flexibility in that if needed.

A little about us (Collette & Hannah)...
We are both originally from Scotland, in our early to mid-30s and are friends as well as house mates, Hannah has been in London for around 6 years and me for 3 years.

Hannah is a research scientist and I'm a management consultant and we like to think we're grown up, tidy, all round decent housemates.

We're both busy during the week, but do tend to cook in the evenings (separately) and chat all things from politics and current affairs to reality TV. We like to socialise at the weekends and both like to run and go to the gym etc.

Ideally you won't work fully remotely, there's one desk in the house and not too much quiet space, so we could alternate days in the office/working from home.
