I am renting out a room in a flat-share. The building is a Victorian (Georgian style) conversion flat in Upper Sydenham. Longton Grove is a very wide and treelined street, which has long been considered a desirable location in the area.

Sydenham train station is less than 10 minutes away on foot for links into London Bridge/Canada Water/Whitechapel/Shoreditch/I slington, etc., Penge East is also close by for train links into Victoria/Brixton, etc., (22 minutes on foot - I cycle it in less than 10mins and leave my bike locked up on the train platform). On-street parking is available and there are no parking restrictions. Crystal Palace Park and Sydenham Wells Park are short distances away on foot. There is also a communal garden, which is shared with the three other flats that make up the whole building.

This top floor flat has been recently refurbished to a very high standard, with new real oak wooden flooring fitted throughout, brand new radiators, fixtures, etc., The flat is spacious (Approx 65 Sq. m) and south facing, which allows for lots of natural light through the original sash windows.

The bedroom is a very generously spaced double. It comes furnished with a wardrobe and a double bed. The room is quiet and overlooks an allotment. The living room is exceptionally large and is open plan with a new kitchen. All the kitchen appliances (Neff/Miele) are new too.

All bills (except for landline telephone calls) are included in the monthly rental fee. This includes 'Sky Fibre Unlimited' broadband.

My current flatmate is a quite arty 45 year old male who works a standard 9am-5pm week and likes to keep himself to himself; though he is friendly thoughtful and polite!

A month's deposit and a reference from your employer will be required (or if you are self-employed, like me, you're most recent SA302 form detailing annual income from HMRC). I will also require a copy of your passport (for proof of nationality) if you are not a UK national (this is only to ensure I won't be breaking the law).

My asking price is £800 per month.

With regard to 'maximum stay'. My advert states a '12 months' maximum, but in actual fact it is quite likely that I will be looking to have a flatmate(s) longterm. The '12 months maximum' reflects the fact that I intend to have a rolling annual agreement. I would much prefer a longer stay rather than short term..
