Shared living room space

**MONDAY TO FRIDAY ONLY**

Hello, I am renting out the double bedroom at the back of the flat. The room looks out onto the garden and is next to the shared bathroom and the flat is very warm, welcoming and homely.

The room is available Monday to Friday (4 nights per week: Monday to Thursday nights inclusive).

I am not able to accommodate anyone who works from home as I teach from home.

The room is available for 3 months from the 1st May until the 31st July.

£500 deposit + photocopy of passport + work contract + 1 reference. The contract I use is a Lodger’s Agreement.

Location is South of Walthamstow, very close to Hackney, 10 min bus ride to Clapton pond. Good transport links to the Victoria line (Walthamstow Central and Blackhorse Rd are 20 mins bus ride away) + St James Street and Walthamstow Central Overground. Lea Bridge Station is 7 mins walk away.

Full use of kitchen, you are welcome to leave food in the cupboards and will have your own fridge space. There is no use of the living room space as this is my studio space and I need to have access at all times to be able to teach.

Towels, duvet and bed linen included but no cleaning.

There is a bike rail available in the front garden.

The rent is £500 per month, this includes some bills: water, internet, council tax.

Gas and Elec bills are additional and paid monthly. This will be calculated pro rata for the days stayed = 4/7 days. Based on the winter bills the bills for May-July should not exceed an additional £75 per month (it will go down as it gets warmer). So you can estimate a total of £575.

Female lodgers only. Professionals only, no smoking, no couples.

I am very friendly and welcoming, tidy and respectful. I am also very busy so do not have much time to engage and have meals or the like and am looking for someone who would like similar.
