Own Private Floor - Modern Large Double Ensuite!

We may have watched a series or six of Below Deck, so we’re looking for a new crewmate to join our lovely flat at HMS Knoll Road! It may not be the Mediterranean, but with the radiators on it can definitely feel that way!

We really love our flat and we’ve both been living here for five or six years now – our Captain (landord) is a champion so we love to keep it in great condition for him.

The room?
Your room is on the amazing Sun Deck at the top of the flat with your OWN FLOOR - a massive double room - with built in wardrobes and an ensuite bathroom. It really is an incredible space! You’ll have your own small balcony with gorgeous views over our neighbours’ backyard, where you’ll even see the occasional fox. There is a large, bright and open living area on a separate floor in the Lower Saloon where we regularly consume cheap TV (obviously) and even cheaper wine. The stairwells have handy safety lights at night when you’ve had a boozy evening which is a priceless addition to the flat.

Who else?
The Staff Quarters on the lower level is currently occupied by our resident chef Lindsay who is a Kiwi working in Talent who loves travelling, reality TV and a glass of sauvignon blanc. She is also an amazing chef with a nacho cheese recipe that will always attract the massive tips from guests! Mel the Bosun is responsible for cleaning the bins and who also moonlights as an Aussie accountant who doesn't like numbers but who does like Louis Theroux, sport of any kind and Jack Reacher novels. Mel has the Upper Saloon and we both have our own bathrooms (yep, it’s a three bed, three bathroom nirvana of a property!) so no waiting for showers in the morning. We met each other through playing touch rugby with a local club so we love all things sport and up for the occasional booze cruise.

Where?
The flat is a 5-10 min walk from Wandsworth Town station, or a 15-20min walk (or quick bus) to Clapham Junction. It’s also a 20 min walk or short bus to East Putney and the District line.

You would also only be a short walk away from the following:

- Southside Shopping Mall (Sainsburys, Waitrose, Cinema, Brewdog etc)
- The Ship Pub
- The Alma Pub
- Thames Path
- The Garratt Tavern Pub
- King George’s Park and Wandsworth Common
- The Spread Eagle and Kings Arms Pubs
- There are at least four different gym options within 5 min walk. We ignore most of them, most of the time.

How much and when?
£1200 all in (£1060 pcm plus bills £140). Bills include broadband, gas/electricity, water, council tax, tv licence and a cleaner (once a month).

Deposit is £1042 plus a one-off agency fee (£50) for reference/ change of sharer. The current lease goes until October 2024.

As a swap over date, our current housemate is moving out at the start of October, so the room will be available from 7th October.

More importantly, what are we looking for?!
We’d prefer to keep it a girl’s house, so looking for a Chief Stew who is friendly, has good chat and a questionable taste in television. Ideally someone 30/40- something, unfortunately prefer no couples and someone who doesn’t work from home too much. We each spend a bit of time outside the flat but also enjoy being home and socialising as well, so if you like sport, wine or Below Deck, send us an email & tell us a bit about yourself!
