THE ROOM
A bright and airy, good-sized double with great storage. The room measures approximately 2.7 x 3.6m with a lovely mantelpiece and (boarded up) fireplace, and picture rails. Several double power points around the room for easy access.

Fully furnished including:
1) bed and mattress (both less than a year old) with space underneath for storage
2) two built in cupboards: one wardrobe with clothing rail and shelves plus inner small chest of drawers, and one cupboard with shelves.
3) Mirror (as seen above fireplace, wall mounted)

The rest of the furniture is mine but I’m potentially looking to sell certain items so that could be negotiated if you are interested.

Has a very large south-facing window, overlooking the garden and the famous ‘HollyWood Green’ sign above the Vue cinemas. There is a small landing outside the room, perfect for hanging out washing in cooler months.

THE HOUSE
Spacious 6 bedroom house, with two bedrooms on the ground floor, one on the first floor landing, and three on the second floor. The room advertised is one of the largest ones, on the second floor, facing the garden. There is a (spooky!) basement under the stairs for additional storage if needed.

There are two bathrooms - one full bathroom with bath, shower, sink, and toilet on the first floor, and one WC and separate shower cubicle on the ground floor, so there is never any trouble queuing for either toilet or shower facilities.

There is a communal living space attached to the kitchen, with two sofas and a very large TV. The kitchen is spacious, with two full gas hob sets, all the usual electrical, plus a dishwasher and washing machine. There’s also cutlery, dishes, pots, pans etc so you won’t need to bring anything. We each have our own cupboards for pantry storage.

We also have a huge, paved garden space with a handy clothesline, as well as a table and chairs for a relaxing summer evening dinner or drinks.

LOCATION
The house is on a very quiet street just off the high street, and is less than 2 minutes walk to Wood Green tube station, as well as many bus connections to Trafalgar Square, Finsbury Park, Stoke Newington, Muswell Hill, etc. The high street has several large supermarkets, such as a huge Morrison’s, two Sainsbury’s, Tesco, Aldi, Lidl, has Wood Green mall, which has a Vue and Cineworld cinema, Nandos, Five Guys, Wilko, Primark, TK Maxx, Boots, a post office, etc.

There is a small green space at the end of the street (cul-de-sac), as well as a larger park minutes away, and then a 15 minute walk to Alexandra Palace and its park, which offers stunning views over London, as well as a great venue for gigs and vintage fairs.

DETAILS
Rent is £625, to be paid on the 12th of each month. All bills are included except for internet (approx £10/month). There is no deposit which is a huge plus - the landlord would rather have trustworthy and respectful tenants.

The landlord is very reasonable and is quick to fix any issues that may arise.

Currently only three other flatmates in the house (two left due to COVID-19) so you’ve got more to yourself!
