A single room in a converted house in a quiet crescent in the lovely Laings Estate just off the High Road on the border of Woodford Green and South Woodford, a 12 minute walk from South Woodford tube station (Central Line).

There are three bedrooms in total in this friendly shared apartment. There is a shared living and dining room, and a fully-fitted kitchen/diner.

The single room is on the first floor at the back of the house and is furnished with a single bed, built-in full height wardrobe and s bedside cabinet.

There is also use of bed/settee in the living room for occasional visitors.

The room shares a bathroom with one other room (the other double has en suite), and it has a corner bath/power shower.

Local shops (Tesco, Waitrose) and restaurants (Indian, Chinese, European, etc) all close by, and South Woodford is a short walk away.

All bills included (gas, electric, water, Council Tax, Virgin TV and good broadband with WIFI).. There is free parking in the crescent.

The landlord is not live-in. He is a member of the Residential Landlords Association. Deposit protection, mains smoke and heat detectors on all levels, CO detector, and gas safety certificate. There are no arrangement fees.
