ASDA is only a 5 minute walk from the house. There is a corner shop only 2 minute walk as well. Speke retail centre is a 5 minute drive which includes a cinema, restaurants, Morrisons, and many more.

Now rooms focuses on professional tenants or mature students and we try to keep the age range within the house all similar. Due to GDPR we are limited in letting prospective tenants know the details of who exactly lives here but we do our best to match our tenants to the right property through our application process.

VIEWING PROCESS
To book a viewing, please message us directly here on Spareroom and complete the enquiry form with more details. This is to help us make sure we are locating the best properties for you in case this property has already been reserved. You’ll then be contacted by our sales agent to organise a viewing. We offer viewings on weekdays between 1-6pm and Saturdays 3-5pm, we are unable to do same day viewings and ask for a min of 24 hours to arrange one for you.

RESERVATION PROCESS
To reserve a room either after viewing virtually or in person, we require a £50 holding fee to secure the room. We will require either a months rent as a deposit if you cannot provide a UK based guarantor or a deposit of £150 if a guarantor can be provided.
We will need 2 of the following: Employment reference, Landlord Reference, Character reference, Bank statements. This all depends on a tenant’s circumstance so please speak to our friendly lettings team to clarify what you might need. Please be advised that all tenancies for this property are subject to a credit check.

MOVING IN
Moving in can usually be done in around a week if all the application process is complete and the room is vacant. Pro rata rent is payable depending on the date you move in. We collect all rents on the 1st of every month. Your deposit is registered with DPS and refunded when you leave providing your tenancy terms have been completed. Our contracts are for 6 months and then they enter into a monthly rolling one.
