I am a non smoker and don't drink alcohol but I'm happy for you to do both in your room as long as it is in moderation and you keep your door shut. I will install an extractor fan into the room if you DO smoke.

The room can be set up to either look like a bedroom in a hotel with tea making facilities or as a bedsit with sofa bed and small kitchenette. It's YOUR choice. Also before you move in it will be freshly painted.

I am also considering converting the large walk in cupboard to a toilet, sink and shower cubicle. This will give you an ensuite and this amenity will be used solely by you. If this is your preference the rent will be an extra £50 per month for the ensuite option.
