Double bedroom in Bruntsfield - £388.75 per month

We are three friendly flatmates looking for a new flatmate for our spare room.
The room is quite spacious with a double bed, wardrobe, chest of drawers. Double glazed windows have recently been installed throughout the flat and the room has a nice view towards the Pentland Hills and gets good afternoon light. Additional large space allocated for personal storage within flat. Flat is warm and cosy, with new boiler recently fitted.
We have a shared kitchen with everything you'd expect. There is also a small box room that we share, but no living room. The flat has plenty of storage space too and has Wi-Fi.

The flat is on the second floor of a quiet building of flats in the Bruntsfield/Morningside area. A few minutes walk from Tesco, Waitrose, and all the shops and cafés of the area and bus routes into the centre, or half an hour walk.

The rent is £388.75 per calendar month to be paid at the start of each month (together with the initial holding deposit). The bills are covered by an additional monthly transfer of £57.75 before the start of each month and then a payment for the energy bills at the end of each month (bills can vary) which covers everything including Internet (total bill payment per person per month approx. £70 to £85).
We are all aged around 25 to 30, aren't too noisy, and keep the flat tidy, so we'll be looking for someone similar. If you think this is you please get in touch to arrange a viewing or if you have any questions let us know. The room is available from the 21st December.
Our current flatmate is moving out when she finishes her studies at Edinburgh Uni at the end of this term. The room is currently set up with with a large desk (not pictured) which would be particularly well suited for a professional working from home or a student.
We are happy to consider students if they are willing to pay their share of council tax. Apologies, no smokers and no pets. The room isn't available for couples either.
