Lovely bright standard £650/month all incl or superior rooms £695.00/month all inclusive , or weekly £159.00 rental in a high standard townhouse, a former 4 stars guest house located in a cut de sac, in a very quiet area, located in cosmopolitan Bruntsfield, just behind the old town, our leafy area is close to main bus route and minutes form the meadows park, lovely walking areas, clean air and just a 2 minutes walk from shops, cafes, bars etc.
I am happy to have lodgers who transit between accommodations for a few weeks as well as lodgers who want to stay for two months max.
Rent includes all bills, Council Tax & fast business WiFi.
The townhouse is a 4 storey building, the rooms available are on the first of the second floor, very quiet peaceful, double bedroom. all have en-suite shower room, pod coffee machine & kettle and flat screen tv.
There is private gated parking available at an extra monthly fee of £100 per space, please enquire.

The room is furnished to high standard, it has a great mattress, a king size bed, bed side tables, chair & table, hanging clothes storage and so on. Other items by arrangement. I can provide bed linen if required for short lets.
We have a fully kitted kitchen & very large shared sitting room.
We are looking for young professionals or older students as we all love our peace and reasonable behaviours are preferred from our lodgers, but also means that the house is peaceful for all, very well maintained and cared for, as well as very safe & secure if this was a particular worry.
Looking for professional or mature student who is friendly, tidy & reasonably quiet after 10pm.

The area of Bruntsfield is like being in the centre but without the noise and traffic. Bruntsfield offers everything you might need, fantastic food and local shops, it is green and peaceful, with lovely parks and canal walks nearby. (2 minutes)

Transport: You can walk to the old city in 15/20 minutes, there are also great bus routes 2 minutes away, which get you into town in 10 minutes or less (11, 16, 23), and 5 minutes walk Napier University & 20 minutes to Edinburgh university site. Napier Craiglockhart site is in 25 minutes by bus . By car you can be on the City Bypass in 10 minutes.

Your hosts are a very friendly household - myself & my children and our resident cocker spaniel, we live in the building, but have our own self contained flat on the ground and basement floors of the house. As well as running and maintaining the house, i am also an artist and paint Hot air balloons over city scapes, i am also retraining professionally.

As a family, we are into kayaking, long walks by the beach or in the forest, we love having our feet in the water. We are a super creative family and just love to make stuff. We love interacting with our lodgers, but can also give you plenty of peace.

The house works best for professionals, but mature students are welcome. We’re looking for someone who enjoys a sociable chat now and again, but who is also happy in their own space and getting on with their own life!

No smoking in or around the property, I am so sorry pets (of any size or shape) are not welcomed in the house
