Located in EH12 in a quiet cul-de-sac. There is a 24-hour Tesco 2 min walk, bus stops to airport, Gyle centre and 24-hr buses to city centre 5 min walk (Buses 1, 12, 26, 31, 100). Free parking.

Double room in 3-year-old 5-bed town house. Bedside cabinet, desk, chair, double fitted wardrobe and two storage drawers under bed. Underfloor heating with individual thermostats in each room.

Full use of all facilities.
Ground floor: toilet, kitchen/dining room with double oven and microwave, 5 ring induction hob, dishwasher, washer/dryer, coffee machine etc.
First floor: large lounge with tv and large leather settee. My double bedroom. Good sized bathroom with shower (shared by myself).
Second floor: three double bedrooms. One is occupied by my 18-year-old son (en suite), one is empty and has a sofa bed and desk and the other is the one for rent.

There is a walled south facing garden with decking and seating.

Within a 5-10 min walk there is a McDonald’s, Toby Carvery, Weatherspoons, Mimi’s bakehouse and numerous local restaurants/cafes, shops and banks/building societies.

Please note: there is an elderly cat (who sleeps all day!) and a very friendly Bichon Frise also in the house.
