Looking For Flatmate To Fill Empty Room

Myself and my two housemates are looking for another individual to rent with. We had a fourth housemate but they dropped out.
We have paid the deposit, and for the first month between us. We have moved in, but left 'your' room untouched.

We can arrange a viewing as soon as you want, and you would be able to move in any time after the 18th june. We would expect you to pay for the next month of rent, and also pay us for your part of the deposit.

Our flat has a spacious communal area, but a small kitchen and bathroom. We have a driveway, but it is fairly small and we will have car and motorbike in it fairly soon.
The room we are offering is fairly spacious, with a wall cupboard, desk, and drawers unit.
There is a garden, which doesn't have much in it but there is a shed to store bikes and whatnot.

We are all Studying Engineering at Heriot-Watt, and have just finished our first year. We would want you to be of university age, and looking for a longer term tenancy. Our tenancy agreement doesn't allow for 6 months or less.
