Tenancy commencing 9th of December. The room is available from mid November based on an arrangement with the previous tenant.

Single room with a large private bathroom and balcony with a view of Arthur’s Seat in a two-bedroom flat in Craigmillar.

The flat is fully furnished with new appliances (washing machine, dishwasher, gas hob and oven, fridge and freezer) and has a spacious kitchen and living room with a second large balcony. The flat is located on the first floor of a new residential building with a lift. The building is next to a park and off the main street with multiple takeaways, Tesco, a Polish shop, a hair salon and a barber. There’s a large public library, a GP and a recently opened local shopping centre with Lidl, Home Bargains and Greggs nearby while Fort Kinnaird and 24/7 Asda are just 2 km away.

Bus connections number 2, 30, 14 and 42 will take you to the city centre in 10-15 min. Alternatively, you can take advantage of the safe and convenient bike/walking routes towards the city (Innocent Railway), Cameron Toll and Musselburgh.

The flat is managed by an agency. The rent is 387.5, gas and electricity 25-45 (depending on usage), Internet 10 and Council Tax 75 pounds.

You’ll be sharing the flat with me. I’m 24, working as a Research Assistant at the University of Edinburgh (based at King’s Buildings) and doing a PhD part-time. I’m working on-site, 6-7 days/week meaning I’ll be out most of the time. I’m tidy and rather introverted but up for a friendly chat or a hangout.

No pets and smoking allowed. References from the previous landlord are required for the application process.

The desk and rug in the bedroom and the TV in the living room belong to the leaving tenant and will be taken away.
