The room is furnished with double bed with storage underneath, chest of drawers, wardrobe and large built in cupboard. The large window overlooks the gardens and floods the room with natural light.

The flat is in a clean, well maintained building with an elevator and beautiful large garden. Neighbours are all friendly and there is off-street parking for residents and visitors. Cramond is a very safe area with very little crime. Cramond beach is about 5 minutes by bus or 25 minutes on foot. There are frequent buses to the city centre (10 to 20 minutes travelling time). There is a coop, post office and pharmacy, as well as few other shops within 5 minutes walk of the flat.

The flat is well furnished. The kitchen has fridge, freezer, washing machine, kettle, toaster, pots and pans etc. Lounge has TV with Netflix and Amazon subscription, sofa-bed and dining table. Bathroom has electric shower over bathtub and there is a balcony overlooking the neighbouring golf course.

I am multicultural and LGBT+ friendly, very tidy and considerate. I like a nice chat and to have a few friends over for dinner (when allowed by covid). I'm not against large parties but would prefer someone who would only want to host one occasionally. I am a smoker, so smokers welcome but I would be happy not to smoke in the flat if sharing with non smokers, the windows have stayed open so the flat does not smell.

Bills included in Rent: Electricity, Council tax and Virgin Broadband Connection. Rent for couples is £530 due to larger share of the bills.
