This room would suit a female who would enjoy being part of a peaceful and cheerful family home, with myself and my 23yr old son who is deaf with mild learning difficulties. We have always enjoyed having foreign students living with us. I was a teacher for 12 years and enjoy helping language students improve their English and the cultural exchanges that you experience from meeting new people from abroad.

I'm offering a good sized single bedroom with some weekday and weekend access to a second lounge/business room and piano for entertaining friends on a negotiable basis. You must be cheerful, interactive, tidy, clean, a non-smoker, in full-time work/studies and understand that I work as a therapist (psychotherapist) from home Monday-Thursday, including 3 evenings a week with clients coming to the house.

This would particularly suit either a language student, foreign student or someone who works locally. Our upper villa flat is a 5 minute walk from the Number 3 and 33 bus route which runs every 10 minutes and has a night service into Edinburgh. Also close to 40 bus route to Musselburgh and Portobello. It is a 10minute walk from Dalkeith town centre where there is an excellent bus service running all over Edinburgh. There is plenty of parking space and open space to walk nearby.

It is a 40minute bus ride into Edinburgh City centre. Easy access to Queen Margaret University and Edinburgh College with new train station (Eskbank) to Waverley that arrived in September 2015! There is plenty of parking space outside the house and a lovely river walk just across the road.

We have a private garden with a large shed and attic space for a small amount of storage if necessary.

Gas central heating, good internet, combi boiler, warm house, shower and bath facilities.

Rent will include council tax all bills and wifi access. There is an option to shop/cook together if you wish too.
