Lovely fully furnished double bedroom is available in two bedroom ground floor flat with a private garden.

The area is nice and quiet with free on street parking and there is a good bus link to the City Centre, Heriot Watt University and Napier University Campuses.

Approximately 30 minutes by bus to the City Centre, 15 minutes/ depends on the traffic/ by buses 5 or 16 to Merchiston Campus, 7 minutes by buses 4 or 27 to Craiglockhart Campus and 25 minutes by bus 400 to Sighthill Campus.
Bus stops are a 2 minute walk from the flat. Supermarkets such as Aldi, Morrisons and Tesco are just a 5-10 minute walk away.

The room is fully furnished with double bed (pillows, duvet, sheets and towels provided), wardrobe, 5 drawer storage unit, blackout curtains and blinds, desk and comfortable office chair. All you need is your suitcase and you can move in!

I am a friendly, quiet and easy-going person (working full time), who respects other people's privacy.
I am the owner and flatmate and I would prefer a polite and considerate individual who is clean and tidy to share my flat with. Preferably a mature postgraduate student.

The flat is nice and clean with double glazing and gas central heating.
250 Mbps Virgin Media superfast fibre broadband is available.

There is a shared living room, kitchen with all the amenities and bathroom with a bath and shower. There is also a big private garden at the front and a communal garden at the rear.

The rent is £620 per calendar month and this includes: Council tax, broadband, TV Licence and Netflix.
Gas and electricity bills are shared equally between me and the lodger.

I also provide free of charge household essentials such as: washing powder, softener, washing up liquid, hand soap, toilet paper, tissues, tea, biscuits, etc.

The room is available from 1st May 2024.
