Double Room in Large Bright Flatshare in Hillside

Hi folks,

We have a wonderful double room available in our very spacious 2-bed victorian, main-door flat in Hillside.

The Room:
It is roughly 5.5 x 4.5 meters, and is furnished with a double wooden bed frame, double sprung mattress, wooden triple wardrobe, wooden chest of drawers with vanity mirror, bookshelf, desk & chair. It is neutrally decorated with a large window looking out to the front of the property.

The Flat:
Is an ideal space for sharers, the bedrooms are at opposite ends of the flat and there is generally lots of space. It Comprises a very spacious entrance hallway, large lounge with big bay window, working fireplace and dining table, second double bedroom (to the rear of the property), a modern bathroom with over bath shower (great pressure), a modern kitchen complete with gas hob, electric oven, dishwasher and washing machine. There are two Fridge/Freezers, one for each set of tenants and a small dining table. We're keen cooks, so we've kitted the kitchen out with really good quality pots/pans/knives/crockery/glas sware/equipment etc. We're very happy to share so long as they are looked after.

Location:
We're located just off London Road, super close to Elm Row, Calton Hill and 15 minutes walk to the East end of Princess Street. There are lots of great local shops, cafes, eateries and bars nearby. There is a bus stop 2 minutes walk away which takes you to most places in Edinburgh.

Amenities & Bills:
There is gas central heating and the flat is double glazed throughout. There is a gravel patio/garden area to the front of the flat, with a few potted plants and a bench to sit outside. There is on street permit parking available or its free from 5.30pm - 8.30am Mon-Fri & all day Sat & Sun, and there is typically space directly outside the flat. We've currently got virgin media broadband installed at their top 100mb speed. The bills including council tax, electric, gas, and broadband are on average £125 per room.

The Letting Agent:
The property is rented and managed by Easylet letting agents, who have proved to be very good and responsive when we have had any maintenance issues. They will require the new tenant to go through their referencing checks prior to a new lease being signed. They also require a deposit of £625.

The Flatmates:
We're a couple, Giverny (29) & Tom (32). We've been together for a couple of years and we're very relaxed. Tom is originally from Tasmania and moved here in April 2017, his profession is in the creative industry, and he is currently freelancing. I'm originally from Scotland, and have spent my time travelling around a little, Edinburgh is the place that feels most home though. I have spent the majority of my career in the property industry and currently work as a Lettings manager, I've previously worked in the Wine Industry also and hope to venture back to this someday. Our interests include hillwalking, travel, photography, good food & wine, music, arts & design. We really enjoy going out for dinner, (sometimes more often than we really should!) We also love having friends over for dinner/board games & movie nights. We're occasionally away on the weekends for adventures further afield (we understand it's nice to have the place to yourself sometimes).

What we're looking for:
Firstly we are open to couples and have shared with couples previously, the only thing to take into consideration is that there is only one bathroom and whilst this hasn't been too much a problem with 4 in the house, it's obviously a little easier with 3. We'd really love to find someone who we can get along with socially and enjoy the occasional meal or glass of wine/beer/gin/whisky(whatever you're having;)) and not someone who we will simply pass us by in the corridor. It's a spacious enough place that you can, of course, get your own space when you need it, and we value this also. Ideally, you will be a professional with your own interests that get you out and about too. We'd prefer you don't just sit/eat in your own room the whole time. Perhaps most importantly for us is that you're considerate and mindful of others, as we always try our best to be. Although the flat is rented we look after it as if it is our own, and we would expect this of our housemate also, so cleanliness and the ability to clean up after yourself is vital. Communication is also key (passive aggression will not work here). Generally, if you're a friendly, relaxed, tidy & clean individual/couple, I'm sure we will all get on.
