Room available in Bright Marchmont Flat

Hi all,

My flatmates are moving out mid April, and two room will soon become available in this beautiful three bedroom flat, in the Marchmont/Bruntsfield area. I am ideally looking for two young professionals to move in, who will be reliable with bills and respectful of our home.

The Flat
It is a third floor, very classical Edinburgh flat located on Spottiswoode Street, with characteristically high ceilings and good proportions, in a well-kept stair. It has a large, bright and spacious living room, perfect for relaxing in, and a well-equipped kitchen. The bathroom has a bath tub and shower with good pressure.

The flat is located just off Bruntsfield Links and is a stone’s throw from the wonderful open space of the Meadows. It’s close to bus routes 24 and 41, with plenty of other bus options nearby to get you in or out of the city. Alternatively, it’s roughly a 25 minute walk to Waverley Station/ Princes Street, with most of the southside of the City within easy walking distance. There is a small Margiotta shop on the corner of the street and it is just two minutes walk away from a Scotmid and Sainsbury’s Local, with a wide variety of shops, bars and restaurants a short walk away in either Marchmont, Bruntsfield, Morningside or Newington.

The Rooms
Room 1 is light and airy front facing room with a 'three quarters' bed (its larger than a single but a tad smaller than a double!) with a good amount of storage space; a wardrobe, shelves and a chest of drawers.

Room 2
Room 2 is in the back of the flat, and is a cosy double. It also come with a good amount of storage space; a wardrobe, shelves and a chest of drawers.

The Flatmates
I am a 26 year old professional working in the heritage/culture sector. I'm a respectful and tidy yet easy-going flatmate and would ideally like to live with likeminded people, so we could relax in the communal living room, watch a movie or cook meals together, though I also enjoy my own time and space, and respect others who want theirs. I work office hours, 9-5, during the week so will usually have quiet evenings in, but also enjoy having guests over for the odd dinner or movie night/games evening at the weekends.

Naturally, I don't want to live in a messy environment but I'm not obsessive about cleanliness. The odd dishes left in the sink overnight are fine, so long as we all respect the condition of communal areas and ensure the flat is a pleasant and comfortable place for us all to live!

The Nitty Gritty
Anyone interested in the room would co-sign a new lease with myself and the other new flatmate, to replace the one I have with my current flatmates, and would need to supply references which will be subject to vetting checks at the landlord’s discretion.

The rental cost is £475 per month for Room 1 and £500 for Room 2 (the double). We would also need to place a security deposit of £1000 for the flat between us (£333 each).
