Spacious double bedroom available for rent in 2 bedroom property, located in the New Town area of Edinburgh, close to Haymarket train station.

I am looking for a new flatmate to take over half of the tenancy from 1st September onwards. Professionals only - no student applications please.

The property also consists of a large living room with comfy leather reclining sofas, a small separate dining room, bathroom with bath/shower and a cosy kitchen fitted with all appliances including dishwasher and washing machine. There are also 2 large cupboards in the hallway for additional storage.

The flat is located on the 2nd floor of the property. There is no lift access.

There is also a well-maintained communal garden at the back of the property, shared with neighbours.

Ideal flatmate would be somebody who is quite independent and doesn't mind being on their own a bit, as I will be away from Edinburgh for work for most of September and October!
