Double room (own bathrom) near Cameron Toll
I’m looking for someone to take my former flatmate’s double room (with its own bathroom). The room is available NOW. The flat (2nd floor, large, bright and modern) is located near Cameron Toll, the monthly rent of the room is £537.50 (plus bills) and I’m looking for someone long term. I am a PhD student so I don’t pay council tax, and would therefore find it more convenient to find another student. If you are not a student, you are still very welcome! However, you would have to pay the council tax yourself, with a 25% discount.
Because of landlord insurance/reference limitations that I can’t control, you’d need a minimum yearly income of 15700 pounds before taxes, or a UK-based guarantor with a minimum yearly income of 20K.
Small contained pets are OK, cats, dogs and the like unfortunately are not.

You will be sharing the flat with just myself. I have Greek and Dutch roots and am a second year PhD student in molecular biology (male, don’t mind what gender you are). When I am not busy with my PhD work, I like to cook, bake bread, read, go the gym, do yoga, or go outdoors.
I am looking for someone to be at home here and feel comfortable, not just a co-habiting stranger – I like having dinner together, enjoying a day out or just chatting. I occasionally play music or sing while I’m cooking or baking, but am fully respectful of another’s need for privacy and quiet – this is not an unsociable flat, but not party flat either. I am house-proud and like keeping communal areas clean.
The flat is near Cameron Toll Shopping Centre (postcode EH16 4US). That comes in very handy for grocery shopping, as there’s a big Sainsbury’s and Aldi 5 minutes away. It’s within walking distance to the King’s Buildings campus (~15 min) and Little France (~20 min) (I work at King’s Buildings), and well connected to the city centre – bus lines 24, 33, 49 stop right outside the flat. Other lines are available from Cameron Toll, such as line 300, which goes to the airport. I usually ride my bicycle, though, and keep it in the communal shed. There’s also a residents’ parking lot and communal rear garden.
The flat (2nd floor) is fully furnished and the rent is £537.50/month/person, while broadband, electricity and gas bills amount to around £36/month/person. It’s double glazed throughout and stays nice and warm through gas central heating.
The double room faces south and features a chest of drawers, bedside table, double bed, large desk, chair, big wardrobes, two sets of window blinds, and more storage space under the bed. You’ll have your own bathroom with shower over bath, hot water comes from the boiler so none of those fiddly electric shower thingies.
There’s an open plan kitchen/living room with: suede sofa, dining table and chairs, fridge, freezer, dishwasher, microwave oven, gas hobs, electric oven, lots of storage space. The kitchen is equipped with most of the stuff you need (plates, glasses, cutlery, cooking utensils etc).
There’s a smaller third bedroom (single) which can be used for guests or drying clothes in the winter (with a dehumidifier).
There’s a separate utility room with the washing machine and boiler, and a small storage cupboard as well.
The flat is let through an agency and you will have to pass some kind of reference check.
