Lovely room in a 2 bed flat

Hi there!
I am looking for a flatmate for a room in the Sighthill area. The flat is approx. 5 min walk to Napier's Uni and a very short ride away from Heriot-Watt. To the city centre it takes me approx 25 -30 min, the connection being very good with many buses heading that direction, including the night ones. Another perk is Airport is close by, approx. 20 min, with 2 buses going this direction. Within 15 min walk there is a tram, so it is possible to grab that one too. There are 2 gyms nearby: one is Engage another one is Xercise4less, both very affordable and very well supplied.

About the flat:
Carpets and walls have been newly painted, kitchen is spacious and so is the living room, there is a bathtub in a bathroom (yay!).
Bills atm are coming down to approx £55-60 pp (it's been cold tho, so hoping to lower the gas and electricity bill) - Council Tax NOT included

The room is not furnished, however you probably can arrange with my current flatmate if he could sell some of his stuff, otherwise there is a cheap second hand furniture store nearby :).

I'm a 3rd year student at Heriot Watt, so ideally looking for fellow student as well, mostly due to council tax reasons. If you are not a student, then CT will be yours to pay with 25% discount. I'm a 26 y o female, I don't have a preference towards who would I rather live with, but looking for someone mature-minded that can commit to cleaning common spaces every 2-3 week, clean after themselves, pay bills on time :)
