Double room available 30/5 - August

I'm going to be working elsewhere over the summer and looking to rent out my flat. It's available from end May/early June till August. Ideally only till 20th August but can arrange till end of August if we make the deal by 26/5 at latest. It's a lovely 2 bedroom flat but I'm only wanting to rent out the spare room so you would have the place to yourself except for a few nights when I would be around. It's a lovely quiet area just south of the city centre - 10-15 mins to Princes Street on a bus, which goes every 10 mins during the day from the road opposite the flat.

The room has a double bed, small desk, big wardrobe, chest of drawers, bedside cabinet with drawers, big bookcase (i. e. plenty of storage space). There's a well-equipped kitchen, nice south-facing living room, bathroom, separate shower room. I will leave it spotlessly clean and will expect to come back to find it the same. My neighbours are mostly elderly ladies so I would like a quiet, respectful tenant - no parties, no smoking and no illegal drugs in the flat please.

I want to get something sorted quickly (previous arrangements fell through) so if you're interested please email me asap. The rent I've put up here is a guideline only - will depend on how long you want to stay and whether there are one or two of you. A 3 month stay by one person only will probably be cheaper than advertised.
