Double Room in 2 Bedroom Flat

Bright double room in top-floor flat in quiet residential building close to the city centre. The flat has 2 bathrooms, a spacious living room and a fully-equipped kitchen. The flat is double-glazed, has central gas heating, there is a parking permit available (I don't have a car) and a bike shed in the back.
The bathroom with the room (not en-suite but not shared either) has an electric shower and a bathtub.
The room can fit a desk, but is not supplied, and there is also a big table in the living room that you are welcome to use.

The flat is very close to several supermarkets nearby (2 min away from Lidl) and has excellent transport links due to proximity to Haymarket station and its many bus routes. Princess street is 15 minutes away walking.

Bills are around £50 each per month in winter (Internet, electricity and gas). We have Virgin Media 100mbps (very fast WiFi).

I am a student so I don't pay council tax but the flat is band E (~£140 a month with my discount if professional).
Note that this is not a sublet: you will need to pass all the credit checks with an agency to be put in the contract. Stable earnings or UK-based guarantor needed.

I am fairly tidy and chilled, but like to socialise over a meal or drinks. I am doing a PhD so I do a lot of self-study in my room. Into video games, gym and going out (when corona wasn't around). I would prefer around my age but everyone considered!
