Double bedroom near Kings Buildings!

Hi there!

I am looking for a professional/student who would like to rent out my lovely bedroom in my flat. The room will be available from the end of September 2021 to September 2022. I am a live-in landlord and my ideal flatmate would be someone that is quiet, respectful, a non-smoker and would like to keep the flat clean and tidy.

The flat is very close to the University of Edinburgh's Kings Building, George Square, Cameron Toll and has its own private residence parking. It is located on the first floor of a modern tenement block in a quiet and safe cul-de-sac just off of Mayfield Road. As the flat is only five minutes' walk from one of the main roads in Edinburgh, buses 3, 7, 8, 24, 29, 31, 37, 42, 47, 49 and 67 all run.

The bedroom itself has a double bed, a new desk, an office chair (great for working at home!), a chest of drawers, and a built-in wardrobe with mirrored doors for plenty of storage. There is also a spare bookshelf if desired.

There is a very spacious lounge/dining area, a beautiful kitchen (with a washing machine, a small fridge, plenty of cupboard space for storage, crockery) and a clean shower room that would all be shared.

The £600 per month includes all bills. A deposit of a month's rent will be required and will be given back at the end of your stay as long as nothing has been damaged. Anything damaged will be taken from the deposit.
