Single room in great location

The Place
It's in Abbeyhill, third/top floor. Building is very quiet. The local area is great - lots of bus connections, shops and walking distance to the city. We also have a retail park less than five minute walk away, with everything you could need to set up your room, plus a Sainsburys!

Four bedrooms - you will have the choice of either the twin room or single room (twin beds could be pushed together to make a bigger bed?). The fourth room will not be let out - it will be a guest room.

We have a nice big kitchen with great views, a full sized fridge, washing machine, bathroom with bath, heating, WIFI, lounge room.

Rent if £400pcm - not including bills. We don't have an exact price for bills yet as we are still trying to get it sorted. When we took this place from the landlord - it was empty - so we are still figuring things out. But I wouldn't imagine bills will be more than £100pcm and will include gas, WIFI, council tax etc.

We need someone to move in ASAP - ideally by the end of Feb. Sorry no pets are allowed. We are ideally looking for a female flatmate too, sorry gents! Nothing personal.

My roommate is Maja from Poland. She is 21 years old and a student who works part time. She is very lovely - I met her only a few weeks ago and we have become fast friends.
