Double Room with Parking (EH7)

Hello! My name's Lisa and I'm looking for a flatmate to live in the second bedroom of my duplex flat.

The room is furnished with a double bed & mattress (there is bedding too but that can be stored if you have your own). There is built in wardrobes as well as space for a small desk if needed to WFH. There is a bay window that overlooks the private car park at the front of the flat. The room is on the 1st floor, so it's not at ground level.

There is a shared bathroom with shower & bath. The flat has a shared living room, with a dining table too. There is a TV with the basic channels but all the apps.

In the kitchen, there's an induction cooker, all the usual appliances, Nespresso machine, and dishwasher. I have a food compost bin and separate glass / mixed recycling. The kitchen also gives access to the private garden.

I love the location of the flat! We've got Leith Walk on our doorstep, Princes Street is a 15 minute walk, the Omni Centre (cinema/gym etc) is a 10 minute walk. The cycle path network is about a 10 minute walk away as well as a sunny park. As the flat is off the main street and faces the communal car park, there is no traffic noise.

Other Stuff: The room comes with a parking space in the private car park. The flat has BT Fibre broadband. As it's a duplex it's over two levels so there are stairs and unfortunately, therefore, no disabled access.

Monthly bills come to approximately £160 per person (council tax, internet, electricity/gas, factor fees)

A bit about moi: I'm a 29 year old professional (currently working from home). I am into fitness and exercise regularly. I try my best to have a healthy diet alongside that but have been known to polish off a pizza, full bag of buttons and a bottle of wine from time to time. Having a clean and tidy living environment is important to me and my ideal flatmate would feel the same way. I am a social person and so it would be nice to live with someone who felt like a friend where we could hang out together when we're both home of an evening. Overall I am pretty easy going and some people even think I'm fun. Look forward to chatting!

Luna: I have a pet cat called Luna who would be your second flatmate (catmate). She is a 3 year old Ragdoll so she is super friendly and affectionate but also very fluffy. She's a joy to be around, and she can nudge and snuggle her way into anyone's heart.
