Sunny flat overlooking the Sea

My bright sunny flat is situated just 10 minutes walk from Portobello beach, the Promenade with all its cafes, bistros and pubs, and the high street. Being on the top floor with large picture windows, the views out across a park and on to the sea are fabulous. the flat has two bedrooms, and I am advertising both rooms with the intention of just renting one out. I will sleep in the other one! The room for £395 is a double with seperate bathroom while the other one at £545 is a double ensuite. Both rooms have a very large built in cupboard/wardrobe, chest of drawers and if required desk/table and chair. We would be sharing my big sunny lounge and there is also a large hallway so plenty of spaces for a desk/table if you prefer not to work in your room all day(Covid stir craziness!) . The kitchen is well equipped (I love cooking), there is high speed broadband and its an exceptionally warm place since i have a new boiler(with carbon monoxide detector!). Its on the third floor with its own insulated attic, also providing extra storage if required.
The flat is in a block of eight with a private carpark and large secure bike shed. All neighbours are either working or retired professionals; it is quiet, with a secure entry system and immaculately maintained communal carpeted/wide stairs and hallway. Situated immediately opposite Edinburgh College Milton Campus it is just a ten minute walk to Brunstane station where you can catch a train to the City Centre, arriving there in 8 minutes, or you can jump on a bus from outside the front door. which also gets you to the centre quickly. It is also only a 15 minute walk to Fort Kinnaird/Newcraighall and a short train journey to Queen Margaret Uni. Great access to the bypass as well. It really is a fabulous place to live and one that I would love to share with the right flatmate.
