Large room in a characterful house (UPDATED)

A lovely room available for 1 person from beginning of June in a quirky 2-floor colonies flat. Shared living room, kitchen, bathroom, separate toilet and a small south facing private garden that I try to grow herbs and some veggies in. There is also a boxroom/guest room that can be used.
The room is ideal for someone mature (but young at heart!) and vegetarian (this is quite important). I'm in my late 30s so someone of similar age would suit well. Flat shared with myself: independent, working from home, vegan, plant mum, I study part-time and work in creative/arts/culture sector and like an occasional wild night out in a good club or going to a rave. Ideally looking for someone to share a home with, not just a lodger, who's clean, tidy, communicative and respectful and doesn't mind guests in the house from time to time.
Creatives, lefties & queer friendly space.
Female/female identifying/non-binary person prefered but not necessarily.
Smoking outside only. You'd need to be able to go through agency's checks and pay the deposit, and unfortunately you cannot be a student.
Room available until beginning of 2023.
