This flat would be perfect for a mid-20s to mid-30s female professional who is easygoing, sociable and tidy.

THE ROOM
Comfortable double bed in a spacious, bright room, with a built-in wardrobe. The bedroom benefits from a garden view, facing the back of the property (so it's also nice and quiet!).

The rent is £550 per month, excluding bills (Council Tax Band D, internet and gas/electricity)

THE FLAT
A fully furnished two bedroom flat with large living room, modernized kitchen, washing machine and a shared bathroom with tub and shower.

The flat has gas-central heating, double glazing and is on the 1st floor. The street is lovely and quiet. We also have access to a well-kept shared garden.

You would be sharing the flat with me - I'm a 29 year old professional, working in the NHS. I moved to Edinburgh from Canada a few years ago and fell in love with the city.

My current flatmate will be moving out so I am looking for someone to replace her in the tenancy. That means that our rental agency will carry out the standard application process.
