We are looking for a female student to take over a room from mid of March (that's the lease start date but we can discuss an earlier move in date if needed). It's a freshly renovated (even our windows are new!) and bright flat located on Newington Road. 

There are many restaurants/ shops around, very good bus connection and very good walking distance: 2 minutes walking to Meadows, less than 10 minutes walking to George Square (Perfect for Edinburgh University students!), 5 minutes walking to Holyrood Park, 15 minutes walking to the Royal Mile and 25 minutes walking to Kings Buildings. The flat contains: 3 bedrooms (only one is available to rent), one shared bathroom and there's a lovely shared kitchen/living room area as well. You will be sharing this flat with an undergraduate university student and postgraduate university student. We are looking for someone clean, respectful with whom we can keep a nice friendly atmosphere. We like to cook/watch movies together, have some friends over but we are not a party-party flat. The price is £ 420 + bills/Internet. Amenities: Gas Central Heating, Washing Machine, Oven, ... 
Deposit is £400.
