Double Room in Edinburgh, Duddingston area

I am looking for a flatmate to share a lovely, upper floor flat located in Edinburgh, Duddingston, just east of Holyrood Park (EH8), available from 23rd May. Rent is £300 pm + bills, internet and council tax split between us. At the moment, I calculated £407.50 in total, but can change slightly if the bills change. The deposit is £312.50. (had to round up in ad info)

The room on offer is clean and spacious. It comes with a double bed, a drawer unit and a tall wardrobe. There are additional shelves behind the white door (as seen on the pic). The window from the east oversees the back garden (it has blinds installed to cover too).

There is also a fully fitted kitchen, including a microwave, fridge, washing machine etc., a spacious living room with additional shelving for storage, and a bathroom with a shower/bathtub unit.

The flat is located in a green suburb-like area 10min east of Holyrood Park. There are shops and supermarkets close by, plus great bus connections to the city centre (around 20-25 minutes by bus) and other areas in Edinburgh. Very nice neighbourhood overall.

You would be sharing the flat with me, a female in her early 30s. I’m working remotely from the flat for my job and do art projects in my spare time. This is not a party flat - I like to have a friendly chat, but I’m also respectful of others’ privacy. Recommended for anyone that wants a quiet, relaxed space to chill after work or to study.

I am looking for a flatmate that is planning to stay at least 6 months (we would be signing a contract with the landlord), that is also employed or a mature student. No smokers and no pets, please.
