Flatmate needed for lovely room in Stockbridge

I have a really nice room to rent in a lovely flat in Learmonth Court, just up from Stockbridge. My current flatmate is moving on 12 August, which is when the lease is up, so ideally I am looking for someone to take the flat from then. In all honesty, the room will be available before that, so there's probably scope to move in a bit early. You'll see from the picture of the room he's currently in the process of moving!

The flat is 15 minutes into the city centre walking, and has good transport links. If you drive, the flat has an unassigned parking space at the front of the building which you are welcome to. It can sometimes be quite hard to get a space though.

There's a nice big garden shared with the other tenants of the building out back. The front main entrance also has a small lift. The building is a mix of families, professionals, and retirees, and despite being really central feels quiet and very homely. The flat has a small but well laid out kitchen, a nice living room, two large double bedrooms and a full bathroom and is on the third floor.

The rent does not include all bills, however, we don't pay for hot water as it's provided through the building. The building is factored and has a caretaker, but those fees are taken care of in the rent. The other bills are broadband (about £12-£15 per month each) and electricity. We were paying about £40 a month but this was way too low and we're now paying the excess back (you won't need to worry about this!). I can't say therefore what electricity will be, but I imagine it won't be more than £30/£40 each. Council tax is £150 a month total, or £75 each, and I need someone to split this with.

Ideally I'm looking to share with another professional, though students will be considered if they're willing to pay half of the council tax. I'm neat but pretty chill about it. The flat isn't enormous so it's easy to keep clean anyway. There's also a dishwasher which is a huge help.

I work 9-5 on weekdays nominally, but my job often means I'm working a lot more than that. At the moment I'm working from home, but I'm going into the office more frequently, and the firm are hoping for a return to the office on a 3 day a week basis in late summer. Because of the hours I'd prefer to live with someone who has a similar-ish schedule, so we're not waking one and other up etc.

I'd say I'm pretty chill as a person. I enjoy a good night out or night in, even just chilling in the living room with a cup of tea watching the TV. I'm pretty new to Edinburgh and don't know too many people so I am looking for someone who'd be keen to do stuff and be more of a friend than just a flat mate. I've got a small circle I'd be happy to introduce you to if you're in a similar situation!
