Basic 1 bed flat available from 12th Feb

My little flat is available to let from the 12th of February. Single occupancy preferred.

The flat is quite cold, I'd recommend a decent dressing gown and slippers. The electric heating is pricey to run and the performance of the electric shower is mediocre. There is no internet and no TV services, I just use my personal hot spot and connect my lap top to the TV via the HDMI cable. The walls are quite thin so intermittently you will hear the neighbours. The flat is on the top floor so there are three flights of stairs to climb.

The windows are double glazed, two of them are new and the decoration is fresh. The smoke detectors and heat alarm are interlinked and new. The carpet in the living area is new (no shoes!). The flat meets all current safety regulations.

Although the street is scruffy the location is a great base to explore Edinburgh - Holyrood park /Arthur Seat/Holyrood palace/ Royal mile/Calton Hill are all close by. The walk to town enjoys beautiful views over the Edinburgh sky line and Portobello beach is an easy bus ride away. Very good local pubs and cafes in Abbeyhill and at the top of Easter Road. Leith Walk is a walkable distance away as are Sainsburys and Lidl. Edinburgh Waverley is just under a mile away.

The rent is £750 not including bills
Council tax band B

The damage deposit is £500.
