Double Room Available Begin Feb

Hey!
I have a double room available in a first floor two bedroom flat on Dundee Terrace, Edinburgh.

Rent is £515 p/m which includes all bills however council tax is not as I am a full-time student. A £500 deposit is required!

The flat is just down the road from Fountainpark. It’s got a shared back garden and very close to a Lidl and small Sainsbury’s. About a 10-15 min walk to Haymarket train station. I usually cycle around town it takes me 5 minutes to cycle to the city centre it'll take about 20 minutes to walk but there are lots of buses to get you around when the weather isn't so good! On-street parking is available.

The bathroom has a bath and shower and the kitchen is fully equipped with everything you need! (Picture of the kitchen is from before I redecorated the flat). There is also a resident cat called Bruno he’s a very loving gentle cat and he really isn't bothered by new people or loud noises.

As for me, I am a student here in Edinburgh, I have lived here for over a year and it has been great. The landlord is lovely I have never had a problem. As this is home it's important to make sure it feels comfortable for everyone, so I hope I have made this an inviting space to live! I value my own alone time but also like to socialise. I am open to dinner parties, game nights, chill movie nights etc, there's a big nice airbed and a very comfy couch for any guests too! I am a tidy person, I would appreciate someone who can clean up after themselves and work on a rota with me to share cleaning responsibilities as it's important to keep a fair balance. If you are new to Edinburgh, I would happily take you exploring the beautiful city too!

The room is available from the beginning of February, I would be happy to allow viewings or a video of the room as I do have that but it only allows images to upload etc. If you'd like to meet for coffee beforehand then by all means! Message me if interested I’m more than happy to answer questions!
