Hello!

We are looking for a new friendly flatmate for our 5-bed flat on Leith Walk. Great location, in a vibrant part of the city surrounded by lots of fantastic cafe's and an excellent Sicilian pastry shop on our street- definitely a winner. Excellent access to public transport to access other areas of the city, and plenty of supermarkets within short walking distance!

The current flatmates are 2 females and 2 males age range between 22-31. One flatmate is a student and the rest of us are working professionals so we are looking for another professional only for council tax reasons. We have varied interests from music and art to engineering and are Scottish, Slovak, Italian and Australian.

The most important thing for us is to find someone who will fit the flat dynamic and feel comfortable having kitchen chats about life or socialising with the group over an occasional flat dinner etc. We are a friendly bunch but enjoy feeling comfortable in our own home so it is important for someone to be happy to chat in the communal areas and spend some time together! (Not a party flat) We are looking for someone who is intending on staying long-term - no short lets please.

Bills/council tax are not included in the rent price. The council tax (Band D) would be split between four of us as one of the flatmates is a student. Council tax is £46 each per month, broadband is £8 each and gas and electric varies per month but is usually between £20-40 each. The flat has 2 shared bathrooms with 2 shower over baths.
