Double room in Polwarth/fountainbridge

Very nice double room to rent in 2 bedroom flat from December (Possibly earlier).

The flat is in the Polwarth/Fountainpark area of the city so is very central. Excellent bus service and really everywhere in the city centre is walking distance!! Also near the canal and Harrison Park and the meadows is a 7 minute cycle away! The flat itself is in a traditional tenement stair on the second floor, building is pretty quiet and there is a big shared garden which is an amazing sun trap!

Little about me

I’m 37, work pretty standard Mon-fri hours, 3 days wfh. Pretty social and always there for a chat when you want to but also respect need for alone time. I play sport when I can, then the standard meeting up with friends, going for coffees, occasional drinks, like reading, films etc. I’m also studying part time at open uni. I’m a pretty easy going guy, open minded and get on easily with most folk so looking for similar in a flatmate. Iv been living here for almost 5 years and the place has really felt like a home to me this whole time and I’m hoping I can find someone to continue that vibe where we respect and trust each other and feel comfortable being ourselves.

Similar working pattern would be pref but not essential, not fussed about age or gender, really just want to find someone that’s a good fit. Landlord doesn’t want a couple tho so singles only and has also specified no pets this time.

The rent is £450 per month plus bills which is hard to say exactly as different every month but works out probably about 600 in total. The only thing extra for you to sort out would be if you wanted a parking permit if you have a car.

It’s a private landlord so don't have to deal with an agency, they are happy as long as rent is paid and flat kept in good condition, and comes up to fix things quickly when there is an issue. They will want to see proof of income i think as have done for last flatmates.
